Real estate litigation

Land disputes get personal fast, because they're about where you live or work. We start with the deed, the survey and the lease.

We represent owners, buyers, sellers, landlords and commercial tenants. Some of these cases are about a line on a map; others are about a closing that fell through or a tenant that stopped paying. We bring quiet title and partition actions, defend them, and handle the commercial lease cases that end up in court.

We act for

  • Homeowners and neighbors

  • Buyers and sellers

  • Commercial landlords

  • Commercial tenants

Disputes this group handles

  • Boundaries and easements

Fences, driveways, access roads and the survey nobody agrees with.

  • Title and quiet title

Clouds on title, old liens, and claims that the land is someone else's.

  • Failed closings

Earnest money, a buyer who walked, or a seller who wouldn't sign.

  • Commercial lease defaults

Unpaid rent, early exits, repairs and the owner who signed for the lease personally.

Sample matters

Property cases like these

  • Quiet title

    Cabin lot in Summit County

Title cleared for our clients after a decades-old deed error

  • Settled

    Shared driveway easement

Neighbors signed a recorded maintenance agreement instead of going to trial

  • $38,000

    Earnest money dispute

Returned to a buyer after the seller failed to deliver the promised survey

Invented sample matters for this template, to show the kind of case we take. Past results don't guarantee a similar outcome; every case turns on its own facts.

Questions about property disputes

My neighbor's fence is on my land. What now?

Start with a current survey. Then we look at how long the fence has been there, because time can change who owns the strip.

The buyer backed out. Do I keep the earnest money?

The purchase contract decides that, usually with notice deadlines on both sides. Send it with the dates and the emails.

Can you help a tenant, not just a landlord?

Yes, on commercial leases. We don't handle residential evictions.

A problem with land or a lease?

Send the deed, the survey or the lease. Lakshmi or Idris will tell you what it says.

The first call is free and doesn't make us your lawyers; a signed engagement letter does.
